What is an EICR?

An Electrical Installation Condition Report is a formal inspection of your property's wiring, consumer unit, sockets and circuits. It confirms the installation is safe, or lists what needs fixing, with each issue given a severity code.

Is it a legal requirement for landlords?

Yes. Rented homes in England must have a valid EICR, renewed at least every 5 years, with a copy given to tenants and to the council on request. Fines for non-compliance can reach £30,000.

How long does it take?

Most flats take 1-2 hours, houses 2-4 hours depending on the number of circuits. Power is off for parts of the test, so we agree timing with you or your tenants beforehand.

How much does it cost?

Price depends on property size and number of circuits. We quote a fixed price upfront when you book - no hidden extras on the day.

What happens if it fails?

A report with C1 or C2 codes means remedial work is required (within 28 days for rentals). We itemise exactly what's needed, quote it separately, and can usually do the work ourselves - then re-issue your certificate.
